Land surveying software for the business side of the work
ServGround is the business-workflow platform for licensed land surveyors — intake, parcel tracking, proposals, contracts, milestone invoicing, and payment-gated delivery of stamped plats. Keep using Carlson, AutoCAD Civil 3D, Trimble, and your existing field tools. Use ServGround for everything else.
The problem with how it's done today
Quotes go out, nothing comes back
You email a quote for a boundary survey. Two weeks later you have no idea whether the client is still in the market. The next call you take is from someone else who needs a survey by Friday.
Plats delivered, payment delayed
You finalize the stamped plat, email it to the title company for the closing, and then chase the invoice for a month. The deliverable left the building before payment cleared.
Disconnected from the rest of the project team
The civil engineer needs your topo. The environmental consultant needs the boundary. The septic designer wants both. Everyone emails everyone, and the same parcel info gets typed five times.
One workflow, end to end
From the first phone call to the final paid report — no manual handoffs between disconnected tools.
- 1
Inbound request
A title company, a builder, a buyer, or another consultant calls about a boundary, topo, or ALTA/NSPS survey. The request lands in ServGround with the parcel address attached.
- 2
Proposal in minutes
AI-assisted proposal builder with templates for every common survey type. Send for review with one click; see when the client opens it.
- 3
E-sign and deposit
The client signs in the portal. The deposit invoice fires automatically. You don't load the truck until you're paid.
- 4
Field work and drafting in your tools
Your crew runs the field work in their existing GNSS/total-station setup. Your drafter produces the plat in Carlson or Civil 3D. ServGround stays out of the way — it doesn't touch the CAD.
- 5
Stamped plat into the portal
Upload the stamped plat PDF as a project document. It publishes to the client portal, gated behind the final invoice.
- 6
Payment unlocks delivery
The title company pays. The download unlocks automatically. The closing happens. You spend zero hours chasing the invoice.
The US employs approximately 47,000 land surveyors per the Bureau of Labor Statistics — a discipline where the deliverable is almost always a stamped plat or report tied to a property transaction, a permit, or a construction project.

Parcel-first records
Every project links to one or more parcels with validated address, county, and state. Repeat work on the same property (boundary, then topo, then as-built) finds the prior survey in two clicks.
Reusable survey proposal templates
Boundary, topographic, ALTA/NSPS Land Title, construction staking, as-built — pre-built scope and pricing for each common survey type. Edit once, reuse forever.
E-signed contracts + auto-invoice
Client signs in their browser. Deposit invoice fires immediately. Final invoice fires when you publish the plat to the portal.
Payment-gated plat delivery
Stamped plats stay in the client portal, locked until the invoice clears. The title company or buyer can see the plat is ready — and gets the download the moment they pay. Per-document override for trusted accounts.
Milestone invoicing for big jobs
Large ALTA/NSPS projects bill in milestones — title research, field work, draft plat, final stamped plat. Build it once into the template, fire each invoice automatically.
Schedule sync to calendar
Field-work dates push to your Google Calendar or Outlook. Add the route optimization add-on to sort tomorrow's site visits by drive time.
“ServGround has quickly become one of the most valuable tools in my workflow. My clients appreciate the clean, professional look of the documents they receive, and I appreciate how easy it is to manage each project from start to finish. The team behind ServGround clearly understands the realities of field-based work. The platform feels like it was built for contractors and consultants, not adapted from a generic billing system. It has streamlined my operations, improved client communication, and added a level of professionalism that sets my business apart.”
Frequently asked questions
- Does ServGround do CAD, drafting, or field collection?
- No. You keep using your existing tools — Carlson, AutoCAD Civil 3D, Trimble Business Center, MicroSurvey, your favorite GNSS or total-station workflow. ServGround manages everything around the survey: intake, parcel data, proposals, contracts, invoices, payments, document delivery, and client communication.
- Can I import survey points or DXF/DWG files?
- You can upload any file — DWG, DXF, PDF, photos, point lists, field notes — as a project document. The platform stores them on the parcel-keyed project record. It does not parse CAD geometry.
- How do title companies receive the plat?
- You can either share the client portal magic link with the title company, or download the stamped plat from ServGround and forward it manually. The portal route is faster, and it logs when the title company opens the document.
- Can my crew chiefs and survey technicians use the platform?
- Yes. The tech portal is mobile-first. Crews get a daily schedule with parcel info, address, contact phone, scope of work, and notes — everything they need to roll up to the right site with the right equipment.
- How does ServGround handle stamped/sealed documents?
- You apply the stamp and seal in your existing PDF or CAD workflow before uploading. ServGround stores the stamped PDF and delivers it through the payment-gated portal. The platform itself does not generate or alter stamps.
- Can I bill on a fixed-fee basis for residential boundary surveys?
- Yes. Most residential boundary surveys are fixed-fee. Build a proposal template with your standard scope and price, send it in seconds, and get an e-signed contract back the same day.
- What if a client wants to schedule a stake-out before the boundary is done?
- You can create multiple projects under the same client and parcel. The platform tracks them independently — boundary, stake-out, as-built — but lets you see them all on the parcel timeline.
- Does ServGround integrate with title companies' systems?
- There is no direct integration with title-production software. Title companies receive the plat through the client portal (magic link) or by direct PDF download. Project records can be exported to PDF for inclusion in closing files.
